  • Do a thorough credit, employment, criminal, and residence history check before approving a new tenant.
  • Negotiate a rental agreement with the best terms to benefit you, the home owner.
  • Use rental agreement and exhibits that will provide you with protection under current Georgia Landlord-Tenant law.
  • Meet with tenants to review rental agreement in detail, answer tenant’s questions, obtain signatures of all parties.
  • Conduct a move-in inspection with tenants to thoroughly document the condition of the  property in writing.
  • During move in inspection explain to tenant where utility cutoffs are located, how systems work, and how to handle simple maintenance functions.
  • Handle maintenance requests from the tenant.
  • Screen out unnecessary work orders from the tenant.
  • Use reasonably priced maintenance experts who get the job done right
  • Keep the owner informed.
  • Address lease compliance problems.
  • Collect rent and use all legal, aggressive rent collection procedures when rent is outstanding.
  • Coordinate owner's requested services such as periodic lawn maintenance, property maintenance, termite inspections, appraisals, materials purchases (additional fees may apply).
  • Track lease expiration dates and handle lease renewals in advance of expirations.
  • Perform move out inspection and make necessary deductions for damages.
  • Report to Credit Bureau if tenant leaves owing balance.
  • Maintain escrow accounts.
  • Provide monthly owner's statement with check to owner for cash balance.
  • Simplify your bookkeeping.
